You need an Energy Performance Certificate (EPC) because it is a legal requirement when you are buying, selling or renting a property in the UK.

The EPC provides valuable information about the energy efficiency of the property, including its energy usage and carbon emissions.

This information can help you to make informed decisions about the property’s energy performance and identify areas for potential improvement to save on energy costs.

The EPC also provides recommendations on how to improve the energy efficiency of the property and reduce its environmental impact.

By obtaining an EPC, you can ensure that your property is compliant with current regulations and improve its market value.

Studio-1 bed approx 25-30mins, 2-4 bed approx 35-45mins and 5 bed plus can take up to an hour or more depending on the amount of bedrooms/ complexity of the property.

During an Energy Performance Certificate (EPC) assessment, a qualified energy assessor will visit the property to collect data about its energy efficiency. The assessment typically takes between 45 minutes to 2 hours, depending on the size and complexity of the property.

The energy assessor will examine various aspects of the property, including its heating and hot water systems, insulation, lighting, ventilation, and windows. They will take measurements of the building’s dimensions, such as the floor area, height, and wall thickness, and gather information about any renewable energy sources that are present.

The data collected during the assessment is then entered into a software program, which calculates the property’s energy performance rating on a scale from A to G, with A being the most efficient and G being the least efficient. The software also provides recommendations on how to improve the property’s energy efficiency, such as by installing insulation or upgrading the heating system.

Once the assessment is complete, the energy assessor will provide you with a copy of the EPC, which includes the energy performance rating, recommendations for improving the property’s energy efficiency, and other relevant information.

If you are selling or renting a property in the UK and do not have an Energy Performance Certificate (EPC), you could face legal consequences. It is a legal requirement to have an EPC when selling or renting a property, and failure to comply can result in fines and penalties.

If you are selling a property without an EPC, the local Trading Standards Officer may issue a notice of non-compliance and give you a fixed period to obtain an EPC. Failure to comply with the notice may result in a fine of up to £5,000.

Similarly, if you are renting out a property without an EPC, you could be fined up to £4,000 by the local authority.

Additionally, not having an EPC can negatively impact the marketability of your property, as potential buyers or tenants may be deterred from making an offer if they are not provided with information about the property’s energy efficiency.

The EPC is valid for 10 years from the date of issue, and during this time, it can be used for any subsequent sale or rental of the property.

If you make any improvements to the property’s energy efficiency, you may choose to obtain a new EPC to reflect the changes and potentially improve the property’s rating

However, achieving an A-rating requires significant investment in energy-efficient measures, and it may not always be practical or cost-effective to do so.

 

An A-rated EPC is typically achieved by implementing a combination of energy-saving measures, such as upgrading to an efficient heating system, improving insulation, using energy-efficient lighting, and installing renewable energy technologies like solar panels or a heat pump.

 

The specific measures required to achieve an A-rated EPC will vary depending on the property’s size, age, construction type, and location. In some cases, achieving an A-rated EPC may not be feasible, particularly for older or more complex buildings.

 

It is important to note that while achieving an A-rated EPC may be challenging, improving a property’s energy efficiency can still lead to significant savings on energy bills and contribute to reducing carbon emissions. A qualified energy assessor can provide guidance on the most effective energy-saving measures for your property.
